The forthcoming auction is supposedly price ranged from $580k to $620k which will probably be due around April in 2011. There seems to be a fair bit of competition going on in this area. Recent local house sales have been above the amount wanted in the auction. Take for instance 11 Jaguar Dr that sold for $630k and 120 Clayton Rd that sold for $680k less than 2 months ago. Both of these were sold through auction. From the past 12 months the most highest you could end up paying is $1.25 million in Clayton for a 3 bedroom home.
Stress less and take out the auction. Take your chance and buy the house before the due date. With the trends quickly going up again it would be wise to pick this up before it goes any higher than $800k. It’s just a walk away from public transport. You’ll be in the city in 30 minutes. Shopping is just a walk away also. You’ll be eating in less than 10 minutes. What’s even more convenient is how close you are to Monash University, Monash Hospital, Clayton Police, and Clayton Town Hall. My favorite would have to be the Clayton Aquatics and Health Club that I recently joined as a member.
Just across the road is the railway tracks so you’ll be able to see trains running pass almost every day. It’s amazing how the trains have changed just in the past 10 years. The buses are doing pretty well too. A block away from the house is a football / cricket reserve that includes a licensed bar for functions. There’s also a playground for the kids to jump into that includes a slide and swings. Take a 2 minute drive or 20 minute walk and you’re in for some recreational fun. There’s an amusement park called SideTracked near Huntingdale Train Station.
If you’re looking for fast food restaurants there’s famous ones in Clayton. Just recently Domino’s Pizza will be opening near Clayton Train Station or the bus terminal. Just a block away is McDonald’s. If you have a drive around I’m sure you’ll find KFC and Subway. There’s Hungry Jacks and Pizza Hut in the surrounding suburbs too. The NewsAgency is pretty popular in this suburb also. It’s a pretty friendly neighborhood. Usually see police walking around checking that people are not car parking for too long near the train station. I recently got fined $60 for crossing Clayton Road as a pedestrian because of the “Red Man” offense.
Hope you enjoy staying in Clayton if you wish to live in this suburb. It’s been a peaceful life most of the time. The 2 major community festivals that are close by would be in Clayton and Clarinda. If you don’t mind traveling a little further you could visit Springvale and Oakleigh. Don’t forget Chadstone! The fashion capital of the southern hemisphere is just a 15 minute drive away. I also went to high school in Salesian College, Chadstone. My primary school was St. Peter’s, Clayton. Occasionally visited St. Peter’s Parish just across the road of Clayton Train Station. If you searched for this online, internet connection isn’t too bad in this area either.
